Moisture Control Under Your Home

The environment in your crawl space is crucially important. It helps regulate the atmosphere of everything above your subfloor. That’s why it’s necessary to control it with proper ventilation, ground covering and a moisture control system.

Typical solutions to moisture problems in your home include:

Crawl Space Drainage

  • Water can easily find its way into your crawl space through three different ways.
    • Water Intrusion
      A gutter downspout exits at or near a low spot by your crawl space, or water is coming in through a hole into your crawl space, or the grade of your yard allows water to go down and into your crawl space.
    • Hydrostatic Pressure
      The water has soaked the soil surrounding your home and is so pressurized that it pushes through the masonry foundation wall and into your crawl space.
    • Percolation
      Water swells up under ground after heavy rains and nearby run offs, creating a spring that is temporarily or permanently formed in the crawl space soil underneath your home.
  • Covering your crawl space soil with a barrier is very important, but if you have a drainage issue caused by one of the above reasons, then you can have standing water subside in your crawl space for days, causing a moisture problem you may have never had in the past.
  • Typically signs of water in your crawl space or basement are standing or ponding water, water marks on foundation or basement walls, water on top of the moisture barrier and water marks or channels in the soil. These issues are fixed with the combination of a interior French drainage system and a sump pump. Our solution is custom for every crawl space and depends on how the water is flowing into the crawl space and where does it need to be removed.
  • Having a professionally installed drainage system underneath your house adds a tremendous peace of mind as it will protect under house mechanical systems (HVAC) and any other stored items underneath the home. Besides preventing damage to the equipment of your house, it also helps keep moisture levels in check throughout heavy rainy or wet seasons.

Moisture Barrier

  • All houses need to have a minimum of a 6 mil polyethylene covering. Your house may or may not have one and of course there’s an easy way to tell. If you see plastic underneath your house, then you most likely have some part of a barrier.
  • Barriers help keep both moisture and vapor from rising up, which is why they are commonly called moisture or vapor barriers. These barriers also help prevent pests and termites from easily accessing food sources in your crawl space.
  • A healthy crawl space has its wood moisture content levels well below 20%. Through our inspection of your crawl space, we can help determine how to achieve the correct level with the correct thickness barrier. Although the 6 mil barrier is the minimum amount, it’s frequently necessary to increase the thickness to help alleviate high moisture levels.
  • Our moisture barriers are crisp and clean, making your crawl space look pristine while alleviating moisture. We typically install a 10 mil white polyethylene barrier that is taped along the overlapped seams and spiked to the ground. This type of installation allows for a continuous moisture barrier as well as keeping the barrier material in place. Also, it’s in accordance with the IRC Code R408.3, which says that taped seams must be overlapped by at least 6 inches and the material be classified as a Class 1 Vapor Retarder
